Renting a property is fraught with uncertainties and we try to ensure that all parties in the transaction, landlords and prospective tenants who apply to rent a property are treated with all due care and attention during the process and this continues through the term of a tenancy.

Tenancy Information

When you rent a property through Laurent Residential our fee structure as provided for under the Tenant Fees Act 2019 will be as noted below:

Once your rental offer has been accepted by the landlord of the property we will ask you to pay a holding deposit, which will be equivalent to one weeks rent. This secures the property for you while we take up references.

This amount is deducted from the total monies due prior to the start and occupancy of the property. It is totally refundable if for any reason the Landlord decides not to proceed with your tenancy.

We employ the services of an external referencing agency to obtain comment on you as a Tenant and to ascertain that you are able to meet your financial commitments on the property your have offered on.

You will be asked to complete an on line application form which will ask you to provide details of your current employment, your salary and your address history for the past three years. If your income is insufficient you may be asked to provide a guarantor.

Once we have received reference approval we will prepare a Tenancy Agreement which will be signed by the landlord and the tenant. If a guarantor has been required, he will also have to sign the Tenancy Agreement.

Before occupancy of the property you will be required to pay one month’s rent in advance and a security deposit which is equivalent to five weeks rent for tenancies where the annual rent is below £50,000.

Deposits for tenancies where the annual rent is £50,000 or more will be limited to the equivalent of six weeks rent. Laurent Residential are members of The Tenancy Deposit Scheme and your deposit is protected under the rules of this scheme.

During the tenancy you will be responsible for the payment to the relevant provider for the utility charges (gas, electricity, water), council tax, communication charges (including satellite, internet and telephone charges) TV Licence.

If you wish to request a change in the tenancy and this has been accepted by the landlord, a fee of £50 + VAT will apply

Please note that lettings agents are required by law to publish on their websites information for potential tenants about relevant fees, redress schemes and client money protection schemes (including the names of those schemes). Relevant fees must also be published on third party websites, such as Rightmove.

For properties to rent in England, details of the agent’s membership of any redress scheme and client money protection scheme must also be published with their fees on Rightmove. It is the agent’s responsibility to ensure that all relevant information is provided to Rightmove and is up to date and accurate. If the relevant information does not appear here, the agent may have included it within the property description.
